If you've been considering a move to Killarney/Glengarry, I can tell you it's not only a beautiful community with mature trees, but the convenience can't be beat. This inner-city SW neighbourhood is one of the most compelling places to buy in Calgary right now.

I've been helping buyers and sellers in this city for over 20 years, and when clients ask me about value, lifestyle, and long-term upside, Killarney/Glengarry keeps coming up in the conversation. Here's what you need to know.

Location

Killarney/Glengarry sits in inner-city southwest Calgary, bordered by 17th Avenue SW to the north, 37th Street SW to the west, and Crowchild Trail to the east. You're minutes from downtown with easy access to Calgary's best transit corridors, and you're still in a quiet residential neighbourhood with tree-lined streets, real community feel, and all the rabbits, squirrels, and magpies you can handle.

According to the 2021 Census, 27% of residents who drive to work arrive in under 15 minutes, and 76% are there in under 30. Only 21% of Calgary drivers citywide can say the same. For transit users, 15% of the community commutes by bus or CTrain, nearly double Calgary's 9% average. The 17th Avenue corridor puts you on the grid fast.


The Community

Killarney/Glengarry is a well-educated, high-income neighbourhood. Nearly half of residents (48%) hold a university degree at the bachelor level or above, compared to 36% city-wide. The median household income is $99,000, and 22% of households earn over $200,000, well above Calgary's 15%.

The community skews younger and professional, with the largest concentration of residents between 25 and 39. At 7,920 people across 3,625 households, it's tight-knit by design, not a sprawling suburb where nobody knows their neighbours.


Housing

About 45% of dwellings were built before 1980, which gives the neighbourhood its character: mature landscaping, solid construction, interesting architecture. The last decade brought significant infill, with 24% of homes built between 2011 and 2021, so you'll find brand-new builds sitting comfortably next to original bungalows.

The mix is broad: 26% single-detached, 17% semi-detached, 16% row houses, and the balance in low-rise apartments and duplexes. There's a real entry point here for buyers at every stage. Median owned shelter costs run around $2,080 per month, above the Calgary average, but the incomes and location support it.


Schools

School test scores in Killarney/Glengarry run approximately 20% above the national average. Killarney School offers a Montessori program from Kindergarten through Grade 6. Holy Name Elementary is a bilingual Catholic school with a French/English stream. Both serve the community well, and 91% of residents have completed high school, compared to 87% city-wide.


Parks and Recreation

The Killarney Aquatic and Recreation Centre sits right in the heart of the community. It has a 25-metre pool, dive tank, fitness centre, gymnasium, dance studio, and outdoor sports fields. Kildare Park, community tennis courts adapted for pickleball, and open fields round out the everyday options.

Just outside the neighbourhood: Shaganappi Point Golf Course overlooks the Bow River with downtown views, Glenmore Athletic Park and the Glenmore Reservoir are minutes away, and Weaselhead Flats offers some of the best natural walking in Calgary without leaving the city. 17th Avenue is right at your doorstep for restaurants, cafés, and everything else.


The Bigger Picture

The City of Calgary's population projections show Killarney/Glengarry growing ahead of Calgary's overall rate through 2042. Inner-city infill is the driver. Demand for walkable, transit-connected, established communities doesn't go down as the city sprawls outward, it goes up. Buying here is a long-term decision that tends to hold.
